Located just three miles north and east of downtown Austin and two miles from the University of Texas, Mueller is the newest and brightest development hub the City of Austin has to offer!  This 711-acre site is expected to be the home to more than 10,000 people upon completion in 2025.  Its award-winning designs focus on New Urbanism which is an approach to land planning that reduces traffic and eliminates sprawl.  Like small town America, residents are encouraged to walk to shops, schools, businesses, and parks, while recreational areas are arranged to foster a sense of community closeness.  The area is also a role model for sustainable community design.  Thinking GREEN is easy with the on-site power plant, commuter rail service, dedicated bike paths, recycling and reclaiming system, and tree planting programs.

The history of Mueller is both old and new.  In 1936 the original cotton fields and peach orchards which occupied the land along Manor Road gave way to the construction of Robert Mueller Municipal Airport as it opened for commercial service.  The airport remained in service until 1999 when it officially closed and service was moved to the Bergstrom Air Force Base in the southeast quadrant of Travis County.  This long discussed move opened the way for a unique opportunity in the deveopment of a master-planned, inner city, urban community.  Envisioned as a sustainable community, Mueller is the culmination of decades of planning efforts by the City of Austin, Catellus Development Group, visionary neighbors and active citizens.   Construction on the retail center began in 2006 and the first single-family homes began construction in August of 2007.

The entire Mueller community, when completed, will consist of nearly 4,600 single-family, condo or apartment homes (at least 25 percent reserved for families who qualify for affordable housing). The homes of Mueller are inspired by the neighborhoods Austin loves, while design guidelines ensure that the broad variety of home styles and sizes are compatible. Home designs are very resource efficient, use non-toxic and recyclable materials, and help maintain and improve air and water quality. Each home has a distinctive character while offering an imaginative range of living options. Single-family homes have welcoming front porches; charming cottages circle a central garden; classic urban-style row houses have private open areas; european-style live-work homes have residential above retail space.  Prices range from the $150,000 to $700,000.

The Mueller neighborhood is proud to offer a wide selection of ammenities.  With more than 140 acres of parks and perimeter greenways, it is a haven for people from all parts of the immediate and neighboring communities to enjoy. The five park areas include sports courts, picnic areas, swimming pools, and an outdoor performance venue.  A town center has cafes, shops, plazas and live/work spaces planned to include at least 30 percent locally-owned businesses.  There are over five miles of new hike and bike paths. Dell Children’s Medical Center of Central Texas opened in 2007 and serves central Texas. The University of Texas Medical Research Campus is in progress. Austin Film Studios is on site and has reclaimed the former airplane hangers from the old airport. There are state of the art connections to public transportation. The regional retail center is home to Home Depot, Marshalls, PetSmart, Best Buy, Bed Bath & Beyond, and many other retail options.
